• 5:00 PM - Tour of Congdon Yards: Start the evening with a tour of several spaces within Congdon Yards, a vibrant hub that blends history, creativity, and business development. This is a fantastic opportunity to explore a space that’s central to High Point's growth and revitalization.
• 5:30 PM - Chapter Business Meeting: The meeting will kick off in the Commons area of Congdon Yards, where you’ll get an update on what’s in store for the Chapter this year and hear from three special guest speakers.   Megan is a community-driven leader who has played an instrumental role in shaping the future of High Point. As the founding Executive Director of the Earl and Kathryn Congdon Family Foundation, she helped create the vision behind Congdon Yards. Megan is also a principal investor and majority female owner of Carolina Core FC, a professional soccer team that is helping drive economic development and regional pride. At the meeting, she will speak about the creation of Congdon Yards, the importance of investing in local communities, and how she is involved in fostering growth and opportunity across the region.

North Carolina's Virtual REVC Centers on Timely Topics

The 2024 virtual Real Estate Valuation Conference hosted by the North Carolina Chapter of the Appraisal Institute in September "was a resounding success, offering appraisers valuable continuing education on essential and timely topics," says 2025 NCAI Chapter Treasurer and 2024 REVC Committee Chair Brian Crowder, MAI, SRA. "Attendees left quipped with actionable insights and a deeper understanding of the evolving real estate landscape, enhancing their ability to provide accurate and informed appraisals in a rapidly changing industry."

REVC organizers like Rocky McElhannon, MAI, SRA, AI-GRS, were pleased with the sessions and the turnout. "Our 2024 conference offered a Residential segment that attracted more than 45 participants, followed by a Commercial segment two days later that was attended by more than 90," he says.

On December 1, 65+ members & guests celebrated at the 2022 2022 J. Scott Robinson Installation Ceremony & Q4 Chapter Business Meeting held at the Foundation for the Carolinas in Charlotte.

Vanessa Hall, MAI gave her final address as the 2022 President and the 2023 officers were installed, including incoming President, Jim Lynch, MAI. Members mixed and mingled, enjoyed food and drinks and free professional headshots, and purchased raffle tickets to help raise money for the NC Chapter PAC – with Chris Johnson, MAI, SRA, AI-GRS, ASA winning the raffle drawing! PAC funds go towards the Chapter’s efforts to broaden our outreach and influence in Raleigh to advocate on behalf of appraisers, taking positions and working with legislators toward favorable results for the industry. The event also highlighted the most recent members who received designations in 2022 including Keith P. Bolte, Jr., MAI (MAI designation); Erica L. Butler, MAI (MAI designation); Eric L. Randall, SRA (SRA Designation); and Jamie L. Vogel, SRA (SRA Designation).

As the year closes, the North Carolina Chapter of the Appraisal Institute celebrates a great 2022! I would like to start with some thanks: Thank you to the NCAI Executive Committee – Jim, Mike, Kelli, and the Board of Directors – your support has allowed me to implement new ideas to help benefit the Chapter. Thanks to all our Region V Representatives that made themselves available not just for the quarterly meetings, but also for several special meetings this year. Thank you to our Chapter Members. It is with great sadness that we report the passing of James (Jim) D. McNairy III, MAI, SRA of Greensboro, NC. Jim was a long standing and active member of the Appraisal institute, holding various leadership positions at the chapter and national levels. He was awarded the AI Volunteer of Distinction award for Region V in 2013. Jim served on the NC Chapter’s Executive Committee from 1996-2000 and was NC Chapter President in 2000. In addition, he served on a variety of national and chapter committees including AI’s Experience Screening Panel and the Piedmont Chapter’s Board of Directors in the early 1990’s. Jim and his wife, Jeanne McNairy, MAI, SRA, founded McNairy & Associates in 1978 to provide professional commercial and residential appraisal and consulting services in North Carolina.  

Arrangements are being handled by the Forbis and Dick Funeral Home. Our deepest sympathies go out to Jim’s family.

Our last NCAI Connect featured Gerald Quattlebaum with Flagship Healthcare Properties who presented a comprehensive look into the healthcare real estate sector. He discussed the development and acquisition of healthcare properties as well as Flagship’s private REIT which has managed to maintain stability in the current economic climate. Private equity increased their share of buying medical office buildings (MOBs) compared with hospital/health systems, provider owners, and REITs. Gerald discussed cap rate trends for on and off campus properties which are holding steady in 2020. Portfolios are seen to be traded at a premium, and overall, pricing remains steady for MOBs. Of the top 50 active markets, Charlotte was third, following New York and LA.  The overall effects of COVID-19 do not appear to impact healthcare properties which are considered a ‘safe harbor’ but there are potential sale-leaseback opportunities if owners and investors decide “to dispose of capital-intensive real estate holdings.”

The North Carolina Chapter of the Appraisal Institute (NCAI) has been informed that Jack C. (Cal) Morgan III, MAI, SRA, AI-GRS, has been appointed to the North Carolina Appraisal Board (NCAB) by Tim Moore, NC House Speaker. We congratulate Cal on his appointment, and we thank him for his willingness to be a leader in the appraisal industry. We wish you well in this endeavor, and we know you will continue to promote the highest standards for real estate appraisal practice in the protection of the public trust. 

Cal is a graduate of the College of Charleston, in Charleston, SC. He has over 20 years of experience in real estate appraisal, construction, and investment analysis. He is the owner of JC Morgan Company in Wilmington, NC, which provides appraisal services as well as consulting and litigation support services. Cal is also a NC licensed general contractor and NC real estate broker. He served on the NC Property Tax Commission from 2013 to 2017 and currently serves as the Chairman of the Wilmington Zoning Board of Adjustment. Cal lives in Wilmington with his wife Seanna and their three children.

Governor Roy Cooper announced yesterday that as trends move in the wrong direction, North Carolina will remain in Phase 2 for three more weeks. Executive Order 147 also requires face coverings in public and at various business settings where individuals cannot maintain a physical distance of six feet from others.

It was approved as per regulation at the 2^nd Quarter 2020 Chapter Business Meeting held on June 11, 2020. 

North Carolina Appraisal Board’s (NCAB) Executive Director, Don Rodgers, and Deputy Director, Tom Lewis joined us on our NCAI Connect Webinar Series yesterday.

Don Rodgers gave an update on the changes to the leadership of the board, with Charles McGill stepping down as chairman and David Reitzel voted in as chairman. The board recently transitioned to the new appraiser standards and qualifications based on the AQB Standards, which are already having a positive impact on licensing. Highlighting the new online renewal system, Don commented that NCAB was pleased with the success of the new process and that most appraisers have utilized the process for renewal. NCAB is very supportive of the virtual learning platform (zoom, blue jeans, etc.) that has been utilized for USPAP courses and CE due to the COVID-19 pandemic. This hybrid classroom experience had not been contemplated by ASC or NCAB prior to the crisis, but with positive reactions from attendees, NCAB is supportive of considering its adoption. However, such adoption will first require approval from ASC, with a formal hearing and public commenting period, so it may be a while before it is adopted permanently. For now, it can be used until September 30, 2020.

On January 8, 2020, the Appraisal Institute honored Sheri Colvin, MAI, with the Volunteer of Distinction Award. The Appraisal Institute’s recognition program honors volunteers for their service to the Appraisal Institute, to the real estate valuation profession and to their local communities.

Sheri Colvin, MAI, has been appraising since 1994, and was the 2019 president of the North Carolina Chapter of the Appraisal Institute. She is a founder and principal with Colvin, Sutton, Winters and has been with the company since its inception in 2006. She is a graduate of the University of N.C. at Greensboro, holds an N.C. State Certified General appraiser license, an NC Real Estate Broker license, and the MAI designation from the Appraisal Institute. For the North Carolina chapter of the Appraisal Institute, she currently serves on the Executive Board as well as chairing and participating in various committees. Other associations include being a guest speaker for the 2013 annual CCIM Triad Market Forecast, former board member of the local chapter of CREW (Commercial Real Estate Women), former LDAC participant/chapter representative through the Appraisal Institute (Leadership Development and Advisory Council), and current member of TREBIC (Triad Real Estate & Building Industry Coalition).
