Desktop Appraisals (Bifurcated, Hybrid) and Evaluations (Virtual)

As the world changes, so do processes and methods used in many businesses including the appraisal profession. While alternative appraisal services like bifurcated, hybrid, and desktop appraisals and evaluations aren’t new, they are becoming more popular. Many appraisers are uncertain about the general requirements of each service, how appraisal standards might apply, and how these services might create liability.

This seminar will provide more clarity about the different services being requested and help you to decide if these services are for you. It will review the expectations of alternative appraisal services, potential uses, appraisal standard implications, scope of work, and liability concerns as it applies to residential and commercial assignments. PHOTO ID REQUIRED: Students will need to send a photo (ex: driver license photo) to [email protected] after registering. Our instructor will be verifying the photo identification of students during roll call at the beginning and throughout the class. This is a requirement, and you will not receive credit if we do not have a photo to verify your identification with.

VIDEO/AUDIO REQUIRED: Our instructor must be able to see/hear you and you must be able to see/hear the instructor. Video must remain on throughout the entire class. Zoom Meeting allows student/instructor interaction through video/audio and the chat function. This is a requirement, and you will not receive credit if you do not have video/audio capabilities to see/hear the instructor/allow the instructor to see/hear you.

About the Instructor: Doug Potts, MAI, AI-GRS

Douglas Potts MAI, AI-GRS, recently retired as Chief Appraiser for Commerce Bank, a regional super-community bank with nearly $26 billion in assets, 360 branches, and operations in 11 states.  He actively managed appraisal review and environmental due diligence, representing over $3 billion in annual loans. 

Potts is the 2018-2021 Chair of the Appraisal Institute’s National Government Relations Committee.  Former service includes the AI 2017 National Nominating Committee and 2011-2016 as the AI Region 2 member of the Government Relations Committee.  He continues as a member of the AI Client Advisory Board.  Potts attended the 2006 and 2007 Leadership Development Advisory Councils and received the 2006 Anglyn Award.  He has also assisted in a variety of AI workgroups, including the Body of Knowledge team for the AI-GRS designation program, and the AI President’s Diversity Panel.

Potts is also an active Appraisal Institute instructor for both license-qualifying and designation-qualifying courses and presented on several AI Webinars and at AI National Meetings from 2010 through 2019.

Potts served on the Missouri Real Estate Appraisers Commission, with the Missouri Risk-Based Corrective Action Workgroup, and with the Missouri Petroleum Storage Tank Insurance Fund Advisory Council.  Prior experience includes the St. Louis Development Corporation, the Missouri Tax Commission; and fee appraiser with Ernest M. Potts, MAI.
